Why the cleaning plan matters
On a luxury new build, the last week before the walk-through decides how the home is remembered. Buyers notice drywall dust in cabinet corners, film on windows and grout haze before they notice trim work. Splitting the clean into phases keeps trades moving and puts a finished, documented home in front of the buyer.
Phase 1: Rough clean
After drywall, texture and most carpentry, the crew clears debris, drywall dust, wood shavings, caulk overruns and tape residue so painters, flooring and finish carpenters work on clean surfaces.
Skip it and dust gets sealed into paint and ground into new floors. A thorough rough construction clean is the foundation every later phase builds on. It clears horizontal surfaces, ledges, and cabinetry interiors so the detail phase has a clean baseline to work from.
Phase 2: Touch-up clean
As finish trades wrap up, a touch-up clean removes the new dust and fingerprints, keeps the home ready for walk-throughs, photos and punch lists, and makes the final clean faster. It's the pass that catches the dust the last trades generate so it doesn't end up in the final report.
Phase 3: Final clean
The white-glove pass before keys change hands: countertops, cabinetry, trim, baseboards, sills and ledges; streak-free glass, mirrors and hardware; floors by surface type (hardwood, natural stone, tile grout, carpet); interior and exterior windows with frames, sills, and tracks; then a punch-out inspection for handprints and smudges. The final clean is what the buyer actually sees.
Turnkey multi-phase
Many builders book all three. A turnkey multi-phase clean means one crew from rough to final, fewer handoffs, one standard and one contact for the project manager. The phases line up with the close schedule instead of being booked separately and hoping the gaps line up.
Documentation that protects the closing
Every job ends with a checklist signed by a lead technician, a timestamped record of the home's condition at close. If a buyer raises a concern six weeks later, the builder has documented evidence of what was cleaned and when — not a memory.
